How does PinkSlip RE work?
PinkSlip RE is a referral-based brokerage model designed for licensed professionals who want flexibility without the traditional costs and expectations of a production-focused brokerage.
Sponsored agents maintain their license through PinkSlip RE and can receive referral income when opportunities arise.
Do I need to maintain REALTOR® or MLS membership?
No. One of the benefits of PinkSlip RE is that there is no requirement to join a REALTOR® association or maintain MLS access.
Many agents spend $900–$1,200 or more each year on dues and fees before they ever have an opportunity to sell a home. Because PinkSlip RE is not a REALTOR® association or MLS brokerage member, those memberships are not part of this model.
Can I join if my license is inactive or expired?
If your license is currently inactive or expired, we recommend confirming your eligibility for sponsorship with TREC before submitting payment. TREC is the best resource to verify your current license status and any continuing education, fees, or other requirements that may apply.
What scope of services can I provide?
Your license stays active with TREC under PinkSlip RE's sponsorship, and your scope is referral activity: you introduce a client to an agent who will represent them, the receiving agent handles the transaction, and you're paid a referral fee through PinkSlip RE when it closes.
You are not sponsored to provide brokerage services: listing, showing, negotiating, or representing buyers and sellers. Those require active production and belong with a producing brokerage.
Can I work as a transaction coordinator?
Transaction coordination is permitted in an administrative capacity only. Permitted work includes managing transaction timelines, collecting and organizing documentation, coordinating signatures, and maintaining communication regarding scheduling and deadlines.
Activity requiring a real estate license is outside this scope. This includes interpreting or advising on contract terms, preparing or completing contract documents, negotiating on behalf of a party, and representing a client's interests in the transaction. That work remains the responsibility of the licensed agent representing the party.
Agents must carry errors and omissions insurance and provide PinkSlip RE with a written scope of services.

What happens if I buy or sell my own property?
Your license can still provide value on a personal transaction. While you won't earn a commission through PinkSlip RE, any available compensation may be negotiated as part of the transaction itself through seller concessions, price reductions, or other agreed terms, the same way these benefits are negotiated for other unrepresented buyers.
Do I need to disclose my license on personal transactions?
Yes. Texas license holders must disclose their license status in writing when entering into a personal real estate transaction.

Why choose PinkSlip RE instead of a traditional brokerage?
Traditional brokerages are built around active production. PinkSlip RE is built for licensed professionals who want a flexible way to maintain their credentials without unnecessary overhead.
There are no production requirements, sales quotas, mandatory meetings, MLS fees, or REALTOR® association dues. Your annual sponsorship fee is your only ongoing obligation.
What if I want to go back to full-time production?
If your goals change and you want to return to active production, you'll transfer your TREC sponsorship to a producing brokerage. You'll also need to rejoin your local association and the MLS, since those memberships aren't maintained under this model.
We'll cheer you on, and if it ever makes sense to come back, you'll always have a home here.
What if I want to leave PinkSlip RE?
Your license belongs to you. If you decide to move on, you simply transfer your TREC sponsorship to another brokerage, the same kind of transfer you made to join, and we release your sponsorship promptly so you're never held up.
What if I don't know an agent in my client's market?
That is what the receiving agent network is for. Agents apply to join it, and we verify their license and confirm they participate in the MLS serving the areas they cover before approving them. You search by location and property type, choose who you want, and the referral agreement fills in from their record. Referrals placed this way carry a 30 percent referral fee. You are never required to use the network, and referrals you place with your own contacts are not limited to 30 percent.
